Quantity Surveyor (BOQ Specialist)- Role Overview
The Quantity Surveyor (QS) is responsible for accurate quantity estimation, preparation
and management of Bill of Quantities (BOQ), cost analysis, and project cost control for
residential apartment projects.
The role ensures precise measurement of quantities, preparation of detailed BOQs for
tendering and procurement, cost monitoring during project execution, and verification of
contractor bills.
Special emphasis is placed on BOQ preparation, validation, and cost tracking to ensure
financial control of the project.- Key Responsibilities
A. BOQ Preparation (Primary Responsibility)
Prepare detailed Bill of Quantities (BOQ) based on architectural, structural, and
service drawings.
Break down BOQ into item-wise quantities including civil, finishing, and MEP works.
Ensure accurate quantity take-offs from drawings.
Prepare trade-wise BOQs for different contractors.
Update BOQ whenever design changes or revisions occur.
Maintain standard BOQ templates for the company.B. Quantity Take-Off & Estimation
Perform detailed quantity take-offs from project drawings.
Prepare preliminary project cost estimates during feasibility stage.
Analyze material quantities and labour requirements.
Assist management in project budgeting and cost forecasting.C. Tendering & Contractor Comparison
Prepare BOQs for tender documents and contractor bidding.
Evaluate contractor quotations based on BOQ comparison sheets.
Prepare comparative statements (CS) for vendor/contractor selection.
Assist management in cost negotiations with contractors.D. Cost Monitoring & Budget Control
Track project costs against approved BOQ and budgets.
Identify cost deviations and potential overruns.
Recommend cost optimization measures.E. Bill Verification & Certification
Verify contractor Running Account (RA) bills.
Cross-check quantities claimed in bills against BOQ and site measurements.
Ensure billing is accurate and as per contract terms.
Coordinate with the finance department for payment processing.F. Variation & Change Management
Evaluate variation orders and additional works.
Prepare revised BOQ for design changes or scope changes.
Assess cost impact of variations.G. Coordination
Coordinate with architects, structural consultants, project managers, and
contractors.

B.E / B.Tech in Civil Engineering
or
Diploma in Civil Engineering with relevant experience.
Additional certifications in Quantity Surveying or Construction Cost Management are
preferred.- Experience
510 years of experience in quantity surveying and cost estimation.
Experience in residential apartment or real estate projects preferred.
Strong experience in BOQ preparation and quantity take-offs.- Technical Skills
